Off the Plan Apartments Baulkham Hills
Off the plan buyers in NSW have a 10 business day cooling off period, the NSW Government says, against the usual 5 business days for an already constructed home. This site sets out what NSW Government pages say about that period, sunset clauses, the disclosure statement, deposits and apartment building cover, each with its source and read date, and passes an enquiry to one local provider. It gives no advice and sets no price.
Thanks — we have your enquiry. Someone will be in touch shortly. Prefer to talk now? Call (02) 9072 0403.
- Each enquiry goes to one independent provider for The Hills Shire, not to a list of businesses that all ring you.
- We are not a lender, broker, adviser or agent, and we do not sell or build property.
- Every call opens with a notice that it may be recorded.

What the NSW Government says
Four things its page sets out
- A cooling off period of 10 business days The NSW Government says off the plan buyers have a 10 business day cooling off period, longer than the usual 5 business days for an already constructed home.
- A sunset clause has a court step The NSW Government says developers need a buyer's consent, or must apply to the NSW Supreme Court, before they end a contract using a sunset clause.
- The contract must disclose key information The NSW Government says vendors must attach a disclosure statement that outlines key information, like sunset dates and other conditional events.
- The finished property may differ The NSW Government warns that the end product may differ from what was expected, and that settlement may be completed much later than expected.

Off the Plan Apartments across The Hills Shire
The Hills Shire Council's 2014 exhibition page says its draft master plan for the Baulkham Hills town centre promotes higher density forms of housing, and its page on Castle Hill North says that precinct was rezoned in July 2020. The suburb pages for Baulkham Hills, Castle Hill and Kellyville each take one council statement and turn it into a question about an off the plan contract, labelled as our inference.

Tell us which suburb you are looking at and what you want to know. The enquiry goes to an independent qualified local provider, who gets in touch. The provider's terms are theirs, not ours, and nothing on this site is a view on any contract. Before an enquiry, the Off the plan rules check for NSW lists the NSW lines on an off the plan contract, each with its source.
